Construction Management

Construction Management is a fee-based service in which the Construction Manager (CM) is responsible exclusively to the owner and acts in the owner’s interests at every stage of the project. The Construction Manager acts as an extension of staff to the owner and oversees the entire project with management expertise that can assure the best possible project outcome, uncolored by any conflicting interest, on all project related matters.

Modified Construction Management

In our ever changing world and economy and after almost 30 years of doing business as Construction Associates, we have never lost sight of what our most important asset is – the Owner. That is why we provide what we call our “Modified” Construction Management Services.

Owners Representative

Owner’s Representatives have less control of a project than a Construction Manager but more responsibility than a Clerk of the Works. They have some contractual responsibility such as schedule and quality control but only monitor and report on such items as budget and contractual disputes.

Clerk Of The Works

A Clerk of the Works is typically used on projects where the Owner and or Architect desire complete control. The Clerk merely acts as an overseer assisting, monitoring and reporting on what they see to the Owner. They have no contractual responsibility to direct any of the project team members.

Pre-Referendum

For any project to be successful you need to start with a strong foundation. Construction Associates will work hand in hand with you from the inception of your project straight through the referendum to help ensure the highest percentage possible of a positive referendum outcome.

Building Condition Surveys

The NYS Department of Education has mandated Building Condition Surveys for every school district in NYS. Construction Associates is working with school districts to ensure completion of these surveys. Additionally Construction Associates is working to establish 5 year plans for capital improvement projects.
