Clerk Of The Works
A Clerk of the Works is typically used on projects where the Owner and or Architect desire complete control. The Clerk merely acts as an overseer assisting, monitoring and reporting on what they see to the Owner. They have no contractual responsibility to direct any of the project team members.
PRE-CONSTRUCTION PHASE
•Assist in preliminary evaluation of schedule and budget
•Assist in preparation of estimates and evaluate alternatives
•Assist in preparation and maintain Master Schedule
•Perform constructability / feasibility analysis
•Project Scope Development
•Preliminary Feasibility analysis
PROCUREMENT PHASE
•Assist in preparation of bid packages
•Bid analysis and recommendation
CONSTRUCTION PHASE
•Coordination of project team members
•Attendance at Owner/Architect/Contractor meetings
•Monitor on progress of the project
•Monitor quality of construction
•Monitor construction schedule
•Monitor adherence to contract documents
•Monitor RFI’s process
•Review payment requisitions to ensure proper percent complete
Construction Close-Out Phase
•Assist with Punch List development
•Ensure submission of warranties and O & M Manuals to Architect
•Training coordination
•Ensure submission of As-Built drawings to Architect
